Marion Oaks Is Getting Its Own Publix, With Sushi, Pizza and a Liquor Store Next Door, in Early 2027
This is a business news article published on 2026-11-07 covering local Marion County, Florida news. Publix #2147 is under construction at CR 484 and SW 49th Court Road as the anchor of the 60,825-square-foot Diamond A Shopping Center. The developer lists the center as coming in early 2027, with Publix Liquors, Marco's Pizza, Hair Cuttery, 1981 Nail Salon and Oak Sushi in the shops beside it.
The store is Publix #2147, the anchor of the new Diamond A Shopping Center, according to the leasing page from Crossman & Company, the Orlando firm handling the center. Marion County building records give the address as 5201 SW Highway 484, Ocala.

What Is Coming Besides Groceries
The center totals 60,825 square feet. Publix takes 50,325 of it, and a row of smaller shops fills out the rest. The site plan on page 2 of Crossman's property flyer lists these tenants:
- Publix Liquors (2,100 sq. ft.)
- Marco's Pizza (1,200 sq. ft.). See our Marco's Pizza Ocala guide for the chain's current stores.
- Hair Cuttery (1,200 sq. ft.)
- 1981 Nail Salon (2,400 sq. ft.)
- Oak Sushi (2,400 sq. ft.)
- One 1,200-square-foot space with a lease in negotiation, according to the flyer
The plan also marks about 10 outparcels around the center for separate buildings, and Crossman says the entrance on CR 484 is planned to be signalized.
Where Construction Stands
The building is well along. Marion County issued the new-construction permit for "Diamond A Shopping Center - Publix & In-Line Retail" on Dec. 22, 2025, and the project is now in the inspection stage, according to the county's Civic Access permit records. Sign permits for the storefronts were issued in June and July, part of the store's low-voltage systems passed final inspection on Nov. 4, 2026, and new filings for the grocery space were submitted Nov. 6. A build-out for one of the smaller shops has been under county review since October.
Publix has not announced a grand-opening date. The developer's "early 2027" is the best timing available for now.
A Busy Stretch of CR 484
The Publix is not the only big store planned along CR 484. Walmart bought 19.6 acres at 5855 SW Highway 484 in April for a planned Supercenter. Crossman's flyer counts 18,869 people within three miles of the Publix site, based on Placer.ai and Esri data.
