Walmart Buys 19.6 Acres on CR 484 Near Marion Oaks for a Planned Supercenter
This is a business news article published on 2026-10-12 covering local Marion County, Florida news. Wal-Mart Stores East LP bought 19.61 acres at 5855 SW Highway 484, near SW 57th Avenue Road just north of Marion Oaks, in April 2026 for $16,513,300, according to the Marion County Property Appraiser. A county-approved site plan shows a 186,287-square-foot store. Walmart has not announced an opening date.
What the plans show
The county's major site plan for the project, titled "SW Hwy 484 Super Center" (file 33171) and prepared by Kimley-Horn, passed its third county review on April 16, 2026, according to the plan file in the county's records. The plan's title block says the improvement plans were prepared for The Phillips Edison Group, LLC. The plans list:
- A 170,995-square-foot main building, a 5,037-square-foot liquor store space and a 10,255-square-foot area the plans label "OPD," for a total building area of 186,287 square feet.
- 762 parking spaces for the main store and a second retail area combined.
- Six outparcels of about 1.1 to 1.4 acres each and a separate retail parcel of about 3.1 acres, on 34.58 acres in all.
- An area marked for a future fuel station.
A second plan filed under the same project name (file 33206), prepared by CPH Consulting, shows a 1,618-square-foot convenience store with fuel on a 1.39-acre lot. That plan passed its fourth county review on May 7, 2026, according to its county review summary.

The latest county paperwork
The rest of the site is owned by Marion Oaks Station LLC of Cincinnati, which holds 12.32 acres at 5731 SW Highway 484 and 2.65 acres at 5921 SW Highway 484, according to the Property Appraiser. The record for the larger lot lists the Walmart parcel as its parent parcel.
In September, the developer asked the county to put off a landscaping requirement for the parking areas next to the outparcels. County code calls for a 5-foot-wide strip of shrubs and groundcover around the edge of parking areas. The waiver request asks to delay that planting for 36 months, because the layouts of the future outparcel businesses are not yet known. If development of the outparcels has not started by then, the landscaping is to be installed as shown on the approved plans. The county's review summary lists the request as approved on Oct. 5, 2026, and it appeared on the Development Review Committee's Oct. 12 agenda. A county Growth Services reviewer's note in that file refers to the main store's lot as "the Walmart parking lot."
The land is zoned as a planned unit development (county case 191107Z). The McGinley Landing subdivision is under construction directly to the north.
Where Walmart is now
Walmart's store directory lists six Ocala stores, none of them on CR 484. The closest to the new site is the SW State Road 200 Supercenter at 9570 SW Highway 200, about 5.9 miles and 9 minutes away by Google Maps. The others are the supercenters at 2600 SW 19th Avenue Road, 4980 E. Silver Springs Blvd. and 34 Bahia Ave., and Neighborhood Markets at 3525 SE Maricamp Road and 7855 SW Highway 200.
The CR 484 site adds to a run of big-box plans in southwest Marion County. Home Depot bought 13.28 acres at 8151 SW Highway 200 in June 2026, and the county approved the site plan for a Target on SW 80th Avenue in August. For current stores, see our Ocala shopping guide.
What is not known yet
Walmart has not announced when construction will start, when the store will open, or how many people it will hire. As of Oct. 12, the Property Appraiser's card for the Walmart parcel lists no building permit for the store. This story will be updated when Walmart or the county releases more information.
