Home Depot now owns the land for a new store in southwest Marion County. Home Depot USA Inc. bought 13.28 acres at 8151 SW Highway 200, near SW 99th Street Road, in June 2026 for $4,644,500, according to the Marion County Property Appraiser. The site is just off State Road 200 near SW 99th Street Road. Home Depot has not announced the store or an opening date, and the plans list it as "Home Depot Store # TBD."

What the plans show

The major site plan in the county's development review file (file 2026-23041), prepared by Kimley-Horn for Home Depot, lists:

  • A 106,651-square-foot store and a 28,156-square-foot garden center, 134,807 square feet in all.

  • The building set back from SR 200, behind a row of separate commercial lots along the highway. A 2025 letter from the engineers in the permit application puts the site about 360 feet from SR 200.

  • Three driveways off a private road along the south side of the site. The plan shows that road meeting SW 99th Street Road.

  • A 6-foot precast screen wall along the north edge, next to the homes behind the store.

  • Water and sewer from the Bay Laurel Center Community Development District and power from Duke Energy, according to the application.

The county's review summary for the plan, sent to its Development Review Committee for a May 18, 2026, meeting, lists the plan's fourth review, completed May 13, as "Approved."

The county vote on outdoor sales

On Nov. 18, 2025, Marion County commissioners voted 4-1 to grant Home Depot a special use permit for outdoor storage and sales on about 13.25 acres of the property, according to the county's record of the vote (case 251105SU). Vice Chairman Matt McClain made the motion and Commissioner Craig Curry seconded it. Chairman Carl Zalak III voted no. The Planning and Zoning Commission had recommended approval 4-0 on Oct. 27, 2025.

The land had been approved in April 2024 for an apartment project. The county staff report says the owner, On Top of the World Communities, planned to drop that approval and return the land to Community Business (B-2) zoning. The Property Appraiser now lists the parcel as B-2.

County staff's five recommended conditions included:

  • Landscape buffers on all four sides.

  • Lighting aimed inward and downward, backed by a lighting study.

  • The permit belongs to the applicant and ends if the business stops operating there.

A Growth Services note to commissioners said the board could add or change buffer and screening conditions, and that if a wall were required next to the homes to the northwest, staff recommended placing it directly behind the outdoor storage area. The staff report's own buffer condition said a wall was not required on the north side, but the site plan in the May review file shows one.

Part of a busy stretch of SR 200

The Home Depot site is less than a mile from the land where Marion County has approved the site plan for a new Target on SW 80th Avenue. At the same Nov. 18 meeting, commissioners voted 5-0 to rezone about 24 acres there, about 20.9 acres to Regional Business (B-4) and about 3.2 acres to Multiple Family Dwelling (R-3), a change the staff report said would allow new retail (Target) and multifamily development (case 251109ZC).

About two miles away on SW 80th Street, commissioners on Oct. 6 certified a horse farm as the county's first agricultural enclave, where a site plan proposes 71 homes.
